I am considering working with a property developer in NJ to buy land, build a duplex/triplex and sell it (6-9 month time horizon).  

In Columbus, you can still find the 1% rule and there's amazing appreciation potential due to how much population growth, job growth, and companies moving/developing there (recently Anduril just announced another 4,000 jobs coming to Columbus Ohio on top of Intel, Google, Amazon, FB, Nationwide, Ohio State University, etc.).

Purchase price: $75,000 Cash invested: $600,000 Sale price: $269,000This is my largest new build development to date.

I am curious at what stage of land development the sale was struck with builder.  

Only wasted time and many prospective buyers in the mean time.

very high risk even I only do them with very specific investors in mind and a plan. we dont flip land we develop every one. 

1 of my kids went to prospect high.

Does anyone know, or have a good idea, about the difference in returns on entitling & developing the land for each scenario, with final objective to sell to a builder to build and sell the structures him/herself.  

gauging interest in miami smaller hotel developments like this on .1 acre.
