They’re like mini-dictatorships; even after you pay them off, HOA fees keep piling up, and it starts feeling like a timeshare.Miami, while beautiful, isn’t known for cash flow unless you have deep pockets to buy beachfront properties and can afford to take losses while waiting for long-term appreciation.

Since this situation was so egregious (IMO), I would either boot them out now, or at least have a serious talk, real serious....If you're going to let them stay I would just get a really deep cleaning done, maybe a couple, and then replace carpet after they're gone.

I learned some deep skills that will be useful in other realms.This isn't so much "bird dogging," with them giving you some scraps for bringing them business. 

You should do a deep dive on what your goals are and why you bought a rental in the first place.

Now to be fair the company we are funding is a Civil engineering firm with deep experience..
