Investing is different from speculating, in that it’s data driven and therefor predictable and you have factors that play in that covers your downside and strengthen your chance of upside. 

It is only about numbers and data, and that's not a good thing.

You should reach out to @Melissa Haworth she can get the actual numbers/rents on STRs in the area to help run your comps.Each building is different, each area is different, it is important to find accurate data to make good decisions.

That puts any of their data sets into serious question.

What data source determines the property class?

I don't want to violate any of the self-promotion rules on this thread by specifically linking or name-dropping, but it's from a data analytics platform I am working on specifically built for tracking construction, debt, and ownership activity in the Philadelphia region.I will be posting more detailed insights soon. 

Beyond (formerly Beyond Pricing) – Useful for dynamic pricing and also provides some solid market data.   

We are starting to hit our capacity with pulling data from reports and running some of the day to day operations.I would like to know what key people we need and if we’re analyzing the right data.
