The property is in FEMA Shaded X flood zone and on high ground but surrounded by wetlands/swamp far from any main bodies of water.I'd like to hire someone to look at the property and tell me if the wetlands are going to help mitigate, or make worse, future flooding events.

The efficiency of a solar installation is dependent on many factors - location (or average daily sun hours), house orientation (15deg SSE ideally), roof inclination, shade obstructions (on the roof and/or around the house), consumption, components used, inverter or microinverters, hail resistance, warranty, utility payback vs net metering.

When I see rust eating at welds like this I wonder how much of the problem comes from the management company (Rust never sleeps).A maintenance tech scheduled for some time with a wire brush and some Rustoleum could have saved this expensive cement tread stairway.Now it a welder (if it's salvageable) and the Rustolem, plus the cost to construct that ugly unpainted wood bridging system, and tear it down.And despite all of the drama that's going on, Mrs Kitty still has her favorite spot in the shade next to her food and water--a natural foe to garbage rats.

The hardwood floor in the living room and bedrooms also appear as different shades/stains.We are not sure whether to just refinish the hardwood floors or replace the hardwood floor with vinyl.Does the (assumed) increased worth of hardwood floors compensate for the (assumed) loss of value due to the mismatched floor styles and materials throughout the home?
