If you are trying to maximize space you may want to consider convertible sofas and/or one that has a pull out option.As far as material my preference would be a darker neutral color microfiber that would be easier to clean.Possibly most important is looking for one that is commercial grade for durability.

The kitchen cabinets, they are two different colors.

Things start to get really dark of ya wear that thing too long, lol.

Looking for suggestions on a white paint color to go with the dark wood trim. 

I find this to look spammy and over-promotional.Use a lot of blue and green, as those colors signal trust and comfort.

I usually adjust temperature right before a check in to make it comfortable for guest.Love the Honeywell 9000 color touchscreen thermostats.They also allow me to locking a temperature range so the guests can't set temperature to 60 in the summer.

And when something like this can enable the creation of things so obvious as bitconnect, its like in the 1950’s toy makers irradiated toys to make them glow in the dark and everyone was amazed... or asbestos, that was neat, huh?
