Since, I've been working as a project manager for a commercial general contractor running tenant fit-out jobs (office and warehouse, mostly).

In this experience I found a true love sitting with fit out companies discussing options and design firms that create 5 star hotels learning what I could.Now that I am back in the states I am hitting the ground running with a wee bit of cold feet, I've decided to team up with people I know and trust who have extensive experience in flipping houses.At this moment I have no solid interest in rental property, flipping houses and eventually moving to commercial real estate.

I have thoughts on question 1, do you plan costly renovations, including furniture and fit-out?  

When everyone is blowing money is when you save it for the next downturn to have longevity in this business.Mental toughness, embracing rejections, and constantly learning everyday to want to be the best is what it takes to thrive in this field.Some brokers love agents so I am sure there should be a great fit out there for you.All the best of success in your journey. 

Also, if you get on an airplane, the pilot could lock the other pilot out of the cockpit and purposely crash into the French Alps.

The real issues begin when someone with virtually no knowledge of real estate believes they can read a book, attend a seminar or listen to a podcast and become competent to start drafting contracts and assignment agreements....not unlike someone who always thought of being a pilot, then jumps into the cockpit of a small plane and believes they can fly because they read a book about it.

Plumbers, electricians, HVAC all have their own licensing requirements and so do not also need MHIC licenses.Oh, and if you are a home builder here in MD, there's another requirement altogether... one must have a Maryland Home Builder Registration number.So if I want to be licensed to do a commercial fit out, build a house or finish a basement of an existing house, I have to carry three different license registrations.  

Then you can immediately start ruling things that don't fit out.
