You'll see homes go for 300-400k, even new builds, on the side of Williford / Crestmere (on the side of the church), yet the very next street over on N Hollywood you'll get iron fences, 7 car packed driveways, and the occasional stray bullets.Investing in Memphis requires hyperlocal awareness.

Any town near you look for a flat topped church or old elementary school for sale.

The city taxed the owner out of business, charging $21k a year in taxes, and all potential buyers were aware of this tax burden.We had other bidders, many of whom were churches, but they couldn't secure financing due to the high purchase price of the building.If folks like Former City Councilor Sarai Rivera were so worried about what would become of the building, they should have come forward before the sale.Personally, I'm glad they didn’t because it's one thing to be forced out of business and have your selling options limited by the city's burdensome tax policies.

Some of the information they have will be difficult to learn on your own without going through that experience.I would suggest going to investor meetings, city council meetings, rotary, church, anywhere you have a large amount of people who are involved in the community.
