I took a portable heater over and have the home warranty people coming again today (no service fee this time) to see what's wrong.

I'd be half tempted to pickup one of those portable tent things and set it up in the driveway for him.

So all in all it would have taken over 2 months to repair the AC when my tenant is sweating in the 120 degree desert heat and would only cover 200 bucks of a unit that was destined to fail again within the year.In the end not only was I stuck with the cost of a new AC unit, I also had to buy a portable window unit in the meantime, and gave my tenant a free month of rent. 

I have a house in the desert that gets hot, so I think it simply need A/C since currently we are using portable evaporative coolers.

I keep a couple portable a/c's handy, jic.

I have used portable stand alone units (per room or level basis) and I think you can get whole house units as part of HVAC systems
