If the violator is an adult child it's a lower risk because the voucher holder just has appeal and to prove the felon moved to another address to be reinstated.

I think you should work in the franchise like your father wants.Learn the business, what if you worked as many hours as you can, work 80 hours a week or even work 100 hours a week (child labor laws might limit this ????)

The issue with RUBS is that it is fluid and it hinges on the # of occupants and this poses issues: 1) A child uses less than an adult; 2) a worker from home uses more than one that drives to work; 3) A couple may have a child during tenancy which they fail to divulge; 4) friends and family may visit for a few days during holidays.... etc. etc. etc.  --- and... these issues become issues for the other Tenant and then turns you into the constant 'utility police' because you constantly have to monitor # of occupants... eww. 50/50 is simple and simply understood and 100% while vacant is also simply understood.

A million ways to do it:1 Holding LLC(parent) in a protected state (Texas, WY, NM, NV) which owns the below:2 Child LLCs(one holds title of property, other manages property) in state of where property is owned.Some would say each title holding LLC shouldn't hold more than $X equity but that's up to you on exposure.

Just based on this number I would tell you it is a terrible market and Jason is completely inaccurate. cape and lehigh are poster child for massive subdivision built in the 50s 60s that market has been a yo yo ever since.. lot prices go down to 10k in lehigh when things are like now and then shoot up to 40 to 60k when you have a building boom like 3 years ago with outside sales influences.
