I've met some great people through BP, this post, and in person in Indy...whom will be key players in the purchase of my next property.

Amount of money you spend matter (big players spend tens of thousands of dollars per month on marketing).

No offense, but telling people "that's not a good way to do it" and nothing more seems like a little league coach who tells his players "you're doing it wrong" but then doesn't give instruction of how to do it better.

The problem many face is being outbid by a few entrenched players who dominate local auctions or others willing to pay too much.

Commercial is much more of a relationship/who you know business so your job is to know more people who are the players in your area.

You are the power player so use your power to hire others to handle this. 

You really have to have a game changing product to make it worth larger players to switch.
