A theory that one particular aspect of the economy wil be the catalyst for a cascading implosion is pretty strong stuff.

The Crash didn't happen all at once - it cascaded over a period of years.

Ultimately I am hoping to develop a cascade where the passive income from existing properties will allow for the purchase of new properties, at least for down payments of financing.

@Jon Klaus  Timber of course is regionalized ..So my knowledge is from NW timber land on the West side of the Cascade range and Seirra Nevada's. 

There are a wealth of reasons it could be on the market for so long, one I don't think people talk about much is the cascading effect of it being on for a week then 2 then people start to wonder why it's been for sale for so long so they don't look at it and then the cycele repeats.
