At this point, I think the carriage might be coming before the horse in wa ting to buy all three instead of one, cash out, two, cash out, three.I'm wondering if there is a way to get all three and not tie up 3 times the investment money that is now stuck to the BRRRR process?

@Alex LunsfordI really think whether to do the basement apartment/carriage house model or to do the rent-by-the-room house hacking model is a personal preference.

If you want some sort of rental component to your primary residence, you can always house hack with a rent-by-the-room model or find a place with a basement apartment or carriage house out back. 

Metro Denver would be more difficult unless you decided on a duplex with a carriage house which you might be able to find.

Many of the nearby Victorian houses don't have garages, or they are the really tiny ones originally intended for a carriage.

I've seen a tenant use a carriage bolt in a stud to hang something... damage.
