BAH is an amount given directly to the service member, the amount they received is based on several factors like the area (each zip code has a different rate) and whether the service member is married or has children, and their rank.

You can use 75% of that $2000 to help you qualify $4000 + ($2000 x 75% ) = $4000 + $1500 = $5000/mo is usable income to help you qualify for the home purchase.Now, there are many other variables to help you determine your purchasing power, but it really does depend on how much eligibility you have left, what your BAH is at the new duty station, and if you have a history of being a landlord over the last two years.As I mentioned, I'm a lender that helps a lot of active duty and veteran folks.

Just consider your market I found that I look for a deal that I would also be happy living in so I buy homes with 1400- 2400 square feet 3-4 bed 2.5 bath and I make sure BAH is going to cover all expenses. with my NC home I pay about 1.1k in monthly expenses and I rent it for 1.5k.

So based on what you are saying, it is safe to say that I am getting a ba Hi Dan, if you are putting down 25-30% with a 763 credit score, you should likely be able to find conventional pricing without points (or at least not much in points).

And yes that is my plan when I leave Mississippi, rent the house out using property manager.One question, if I don't buy the duplex here in Mississippi, just to clarify, you said I'm not gonna be able to use va loan when I get out of the navy using my bah I receive on gi bill?
