š³This is caused by a combination of buyers not being able to afford to buy with interest rates back up above 7%, and sellerās not wanting to budge on their sale price...a standoff.My guess is 2025 will likely be just like 2024 and 2023 if rates stay above 6%....

Very simple - tell them to call me if they can't figure it out.I would not tell the tenant what I was doing and if it was ever discovered that I had done it - I would explain that I did it as a standard safeguarding of my property - in case the original thermostat should ever fail while no one was there to monitor the space temperature - the backup thermostat would save us all from freezing damage.

That may not apply to you, as a financial professional, but I thought IĀ would share the story.Obiously you could re-lever your portfolio to bring the ROE back up, but then you have to place those borrowed funds somewhere that nets a high enough return that the portfolio is ahead, given the drag of the interest and any transaction fees.Ā Ā Ā Ā

My advice on sub to is as follows1- COMPLETELY understand the process, implications, liabilities, and possible outcomes before engaging or attempting to engage in a sub to transaction2- Complete disclosure going so far as making sure the other part understands the transaction and possible consequences3- Utilization of an attorney experienced in subject to transactions for setup in such a way that provides some protections in case of default or in case the note is called4- Have a backup plan in case the note is called5 - only use for property that has a TRUE positive cash flow unless the buyer has substantial reservesĀ I myself have purchased 8 properties subject to, but 5 of those were commercial properties which often have notes where a subject to is allowable. Additionally, I don't know if it's because I use a Mac but on the website when I scroll down on the main page, I can't scroll back up to the very top to click back on the "menu" or "settings" and instead have to navigate the less convenient side bar.
