I have a close associate with a large project there and the local banks have turned off the spick-et on funding his developments and these are very large multi thousand acre deals.

Establishing a separate entity, such as an LLC, for your rental property business could provide more flexibility in claiming deductions associated with business-related assets like vehicles.

Does this wholesaling company you’re going to associate with actually purchase the property and then resell, or do they just “flip” the contract?  

If can't transfer the rental into LLC and there are compliance costs associated with maintaining it you might consider shutting it down.

There are sometimes fees associated as well but they seem minimal and scale well since one line of credit can purchase multiple assets.Interested if anyone else is using this lending strategy and what your experiences/recommendations are.

By offering a larger down payment, you can position yourself as a more attractive buyer and avoid some of the challenges associated with competing in the more investor-heavy multifamily market.

Here in Colorado, you need to have a real estate license, and in order to get your license you need to go through what basically amounts to an apprenticeship for two years (associate), before you can have your own firm.  

I desperately hope that Rad pulls through this hard time and returns to the successes associated with the investors I spoke to prior to joining.
