Here's the difference (sorry if I'm being pedantic here, apologies if you already know all of this): Sub to is when the buyer takes title and starts paying the existing mortgage (but doesn't assume the mortgage, it stays in the seller's name).

You should just apologize and get a beer or get a beer and fight but this is a lot of wasted BS over $5K   I am not sure what you mean here.

It takes a lot of courage to act, so just remember you also deserve the victory so don't apologize for your success.

I apologize if this is convoluted, I freely admit that I don't have a great understanding of average daily balances and my example is hard to understand, I wanted round numbers.
