But on a large job where you;re just getting a remodel permit anyway, it's a no-brainer.

I guess my question is more of a tax question, it’s a no brainer to wait to rent it out to do a remodel so I can claim depreciation on the remodel correct ? 

I get it.. for homeowners this is a no brainier for apartment dwellers this is still going to be a challenge going forward. 

@Zach RumfieldI agree with @Bill B. and @Bruce Woodruff that, financially, this is probably a no brainer and that you should run the numbers to see how it pencils out because, even though your dad already owns the property, there are likely still some upfront costs to consider.1.

Finding a deal is great, but a) no broker/owner will actually award you the deal without having surety that you can close (so without a strong network, you will never actually get a deal) and b) even if you find the best deal in the world AND have it tied up, the timelines are too short to be able to start building your network from there.What I would do is get a job in real estate to learn the ropes while being paid.  

We currently target deals that fall through and then make a no-contingency cash offer to hold their original closing date.

@Jorge Vazquez I've done a scope on every property I've bought before closing...I'll never buy a property without a scope.To me, a few hundred bucks to potentially save myself a $15-$30k capex (or more) is a no-brainer. 

I've had a couple tenants use this loophole to either avoid pet rent/deposits, or to get a pet into a no pets building.

You need to know what your lease says.You would be bringing a no fault eviction.
