Tesla is an "anchor tenant" in what will be one of the largest industrial parks in the USA.   

Outside of that my mind went to a ground lease option if you could find an end user looking for that kind of deal, or potentially a build to suit for a brewery/pub type location that has a "draw" to it and does not rely so much on being near an anchored center.  

Something tucked in the corner of a shopping center, or outside of an anchored center in going to be harder to fill, just like rentals in a crap area, that hasn't been redone in 15 years is harder to fill. 

Large anchor employers is another key ingredient to look for when you are looking to deploy your investment capital.

From my experience, here are the top five areas in Oregon I would focus on for high value, high potential with upside for multi family investment in Oregon:- Eugene/Springfield/Junction City - In my opinion the heart of the State (at least for MFR RE growth and development) Anchored by the University, lifestyle and affordability, in some places it reminds me of Boulder 15 years ago.

Several of my recent buyers have been medical and legal professionals with high taxable income, that are looking to expand their value portfolios by incorporating an accessible short term rental property (often doubled as a legacy anchor) that will often offset or 'pay for itself,' in tax savings. 

. - Nashville Waterfront Development Starts to Take Shape. 30 acres of mixed-use development on the East Bank, anchored by a $2.1 billion domed stadium for the Tennessee Titans.

If it's the ladder, one word of advise and you should use this as the anchor for your decision making process:In order to be successful in the long run in business, your credibility is everything.

The thought of negative cash flow is terrifying, buying a property with negative cash flow feels like an anchor on your financial life that wants to drag you down.
