should it be interest only3. what fees should i charge4. if i am using a loan servicing company how do i factor in the fees?

I am using hard money and they are not willing to increase my rehab budget.

I find it somewhat amusing when these programs and coaches act surprised when the occasional client 'breaches' the contract...99% of these programs are pitched with hype and unrealistic expectations, otherwise they wouldn't sell any copies.

Planning to do this exact strategy with the company mentioned by others but have to wait another 10 months to get 7 yrs past a bankruptcy  :(So, in the meantime, I took a second position HELOC for a total of 80% LTV on my primary home and am using it the same as if it were a first-position HELOC.

That’s why I always find it amusing when people with limited real estate experience, education and knowledge decide that they’re going to “syndicate” real estate deals.
