For expenses like utilities, property tax, and insurance, I estimate a 3% yearly increase.However, keep in mind that if you do renovations in the first year, it’s likely you won’t need the full 5% repair allocation for the first or even second year.

I had been using Stessa, which I really loved, but it is buggy and the banking connection to Chase was continually breaking, which I needed to re-connect, but when I did that I had to go through 200+ transactions and re-allocate the expenses.

@Kyle Kline I don’t generate huge amounts of cash flow but when I analyze a property to buy I make sure the income will cover an allocation of usually 5-7% for CapEx, Repairs, and vacancy.
