I was told there is more supply than demand now, and I know over that admissions have been slipping over the last handful of years. 

@Gary FreidmanOK...I'm a bit cynical these days toward wholesalers, so I'll qualify this first statement with that admission.  

Lately his guru workshops are under lots of scrutiny for the high admission costs and the lack of a "real" education and ROI for attending such classes.

Though I must let you ahead of time, there is a $20 admission fee which helps pay for the venue...

The law portion was certainly worth the price of admission as the instructor is himself an investor and knowledgeable legal opinion on Real Estate investing in Delaware. 

Keep looking for lenders and JV partners, but I would concentrate on techniques that will be likely to happen.You won't want to hear this, I didn't when I was your age, but you sound quite young and by your own admission you're inexperienced....no crime there and I applaud the initiative you display.....but  I think hard money will be very tough for you.  

go to the school admissions office and see if they have a board you can post some flyers up on, talk to the admissions people and explain what your offering.

There are lots of great amenities like the Zoo, Botanical Gardens - many of which include free admission for residents because of historic endowments, Forest Park is larger than Central Park, and there are so many other beautiful historic parks (Tower Grove Park, Benton Park, Lafayette Park) and a variety of unique neighborhoods that offer different lifestyle and investment choices.  

No admission fee, just what you eat or drink.BTW I know an RE agent in Claremore if you need someone to run comps or show you MLS properties.
