I seem to recall a prior post where you mentioned Grand as your southern border, so what's your western border?

I'm currently developing a project in Western MA and still looking in Central/Southern VT.  

One brokerage i've ran into is New Western.

There's lots of nice markets from Western PA to Indianapolis. 

Brooklyn, Manhattan and Western Queens are good areas for this and townhouses/ small landlords will probably give you the most opportunity. 

@Nate Hammond  general rule in most mid western is not all is to be north of 800 in rent and buy top of the market not the bottom... cash flow will generally be more consistent over time and you will have the gross revenue to pay for cap ex which hits every home... bottom end of the market is really more appropriate for those that live there and self manage IE they don't have to pay mangers and they do rehab and make readies at cost.. those two items will be the difference in cash flow and cash neutral or negative is my experience of owning a couple hundred of these..

But like with all laws unless its enforced and has some teeth wholesalers wont give a rip they will just break the law and keep going until they are stopped.I wonder what companies like Great Western are  going to do. they have a big philly operation that deals in the low income areas where a lot of these deals are done. 

I'm definitely interested in any meetups in the GTA to South Western Ontario.
