On the other side of the spectrum you have the investors posting in these forums about the contractor who walk off the job and shares how they hired them to do a SFR gut reno with updating mechanicals, new roof etc. for $45k and is wondering why they are running into issues. 

Everyone else is transaction based and walks away with the commission when the deals closed.

in a stick frame market and one of the cheapest markets to build we build with margin at $190 or so a square foot. that will go up over time about 5% or 10% a year to keep up with new build price increases. we are buidling a 3 story walk up and source some of the lowest priced crews.

In this scenario, you might even walk into equity when your project is completed.
