@Brandon Turner is a big advocate of this and could be a good contact for you to buy lunch and pick his brains, I believe he lives over on the Olympic Peninsula as well.

But you're right - overall, it's saturated and highly competitive (as is any tier of an industry that is targeted to the "beginner")I see you're doing work in DFW and Tokyo.  

I have been listening to the Bigger Pockets Podcast and reading up on everything I can.I think our next move is looking at property on the Olympic Peninsula around Sequim, WA with the plan to land hack and build STRs. 

My father always said your mind is where you train first- this coming from an Olympic Gold Medalist. :) Obviously I value mind training first.
