@Sid Naik I agree with you in theory, but remember that by definition the identification of a peak or a trough can only be done after the point of inflection. 

Not sure at what number the inflection point is or when it basically goes flat.Oren

Hi @David Kelly thanks for the response. i guess the problem with a text forum is without tone & inflection things can be misunderstood.i have only 1 blemimish on my credit period...1 over30 & it less than $100 (khols card my AP/AR department didnt know about). thats it, nothing more.i used the term "no over 90" loosely.

I know that with the 2-4plexs the comps would still be based on other like properties as opposed to comparing NOI, but I feel from a business perspective, it makes to still look at the property from that angle, so thanks for sharing.I wonder then, with all these options and knowing that there's usually an inflection point in an investor's journey where they've used of many of the more "standard" means of financing, would it make sense for me to simply go FHA on this first one and save the exploration of other options for further down the road when I will no longer fit into the first-time homebuyer bucket?

Nope, they have a script that they rehearse over and over and over again until it can be spoken with the right inflection and timing.. so write out your script, and read it out loud..over and over again.
