Forgive my yammering, but I think it is therapeutic, plus it is an awesome thread for all of us to learn a little bit, no matter if you are just starting in RE or are a multimillionaire!

Following the sage wisdom of David Greene, our plan is to establish a "Core 4" team in a few different markets and develop those into profitable business relationships.As we've just started on this path, any advice is welcome, and anyone interested in working with motivated fledgling investors, please feel free to reach out!

ladies and gentlemen, i am going full bore on wholesaling, as a start. there are tons of resources out there, and almost as many gurus. i understand the need to have cash buyers, and how important it is to tie up the property. however, if anyone could share some sage advice, i  would appreciate it. i know pitfalls exist with assignments, earnest money,  but an help would be appreciated.  

@Stephen Gimber,I'll add this to Joe's sage advice:Learn about private money.Now understand - there are hard-money lenders who call themselves private lenders.

As other, more sage folks besides me have said, nobody is justifying the behavior but hardly anyone experienced is surprised.

That is some sage advice.

When I revert back from self managing to using a PM, I intend to use @Amy Verges of Sage Property Management. 

Thank you @Brad M. that is awesome advice, especially because were trying to find a MFH as close to campus as possible (w/o spending a million lol) @Ben Leybovich Thats the sage advice I expected lol @Aaron Montague thanks for the heads up, Ive seen a few "cheap" MFH but I'm sure theres a HUGE reason.
