So you pre-paid the $30k for the work and now he's essentially ghosting you?

Expect to pay about $5k or so in lender fees plus your title fees, prepaids and escrows.

I’m guessing, since you say it increased $5k and the prepaids are about $5k that’s what happened. 

Here is the quote from that document:"Therefore, any prepaid funds held to secure future rents are considered to be a part of the security deposit.

Fund 529's for both your children assuming you are married put in 360k this year so you fund each kids with 180k and choose the conservative prepaid inflation protected account or if you are comfortable with capital market exposure go that route. 

In addition some lenders will permit a concession to be towards pre paid interest.

Should only be used for things that should be in an escrow account like SD's and prepaid items etc...  

Now they are requesting 115,957 for 3 months of prepaid interest and also for 3rd party escrow bridge fee.
