I think people who dream of never working are blinded by working the wrong job or a job they hate.

True mate,Always needed to get eyes on the property.Even if it meant sticking my nose on every window and looking through.Even the basement windows lolI think it's too high risk buying completely blind and not doing at least that.Ideal world, the back door is unlocked.And luckily for me "It was always unlocked" by me hahahaha Lol, yeah, I gotcha.

In my opinion, the folks that blindly listed their properties based on the presidential election will force the prices down even further.

of course he may have been a clueless dude in Indy and other markets and to me the money he was making just blinded him and his wife.. the move to Portugal was strategic to the extreme.

I grew up in the industry and still have a hard time with holding contractors accountable.thx Adam - We agreed from the start that we would pay the $500 a month as they sounded great in an interview , go to town council meetings on our behalf , and do some in house work like put up blinds  and minor repairs that is included in that fee.

The other thing that the OP is not taking into consideration is these are not AIRBNBs these are peoples homes with valuable in them.. you woud get all sorts of crooks casing these homes only to come back and steal these people blind.

The biggest mistake new investors make is to walk a property, maybe explain in general terms what they want and then let the contractor come up with the SoW.For a bedroom this could be:- replace carpet- repair closet dooror- remove carpet- remove curtains, nails and screws- replace closet doors, entry door SKU#- replace window SKU#- refinish hardwood floors 144 sqft, clear/oil-based- prep and paint all woodwork- patch walls, texture, paint walls eggshell white clay, ceiling flat white- replace light fixture SKU#, replace lightswitch w decora/white, replace 3 outlets&covers- install blinds SKU#Obviously, the cost would be quite different.

My opinion is the sheer volume of R.E. know-nothings who jumped into space over recent years, the people blindly throwing $$$$ at every good slogan and sales pitch without real D.D. done on the operator themself to confirm they had the chops to do what selling there gonna do. 

Dunno, why don't you just tell the broker BEFORE it gets presented that you plan on doing a blind assignment.You know, like disclosure?
