i feel like the local FB groups will not allow me to advertise my STR there because they would label it as "soliciting".. any way to get around this so that it doesn't look like i'm soliciting?

Woah 13.85% even on an investment property is super high...I got a heloc at a 7.25% (this is variable with the market as with any HELOC) for an investment property.Talk to your local credit union.

One suggestion to consider as I mainly do BRRRRs as well- find a local bank or credit union in the area you plan to buy that offers construction loans.
