How do you know what areas co-living could work? 

I agree, shorter-term plays are tough in the current environment, and patience paired with a strong strategy often leads to success, unfortunately this is a strategy that a lot of real estate investors don’t really have the experience and the patience to follow.

Given current cap rate expansion, and the interest rate environment, it would require a significant capital infusion to refinance now.  

And if you live too long, it would run out quicker then you can imagine. 

I'm not familiar with California but I know living in Florida, the closer you are to the ocean the more expensive it is to live.

How have they dealt with problem tenants and what seems to be a challenging legal environment for a landlord?

As for the areas to target, my goal in getting our feet wet as real estate investors--and since we plan to be living in Sac--is to find a property we can live in while renting out one or more units to help cover our housing expenses, which we can then hold and continue to rent out when we move.
