Maybe a feature where I put the lead into a certain group/type and it automatically sends me reminders at certain intervals (3 days, then 5 days, etc) when I should follow up with emails/calls.

Then, they will go with a low-fat diet for one week, then low carb for another week... lift heavy weights with low reps one week, then the next week it's off to High Intensity Interval Training, etc.

Also, empower tenants with a bucket (some brands come in boxes) of ice melt, one at each door (few will shovel, but most will throw ice melt on their porch between your shoveling intervals)..Whatever you do (DIY or contractor), have a plan in place and reasonable maintenance intervals (like biweekly mowing, or shoveling with 2'' or more, inspecting for ice etc) and don't just rely on the kindness of strangers (or tenants) to do it.

Personally I've never used an ARM that adjusted at anything other than 1 year intervals but it may not be a deal killer.An ARM that can adjust at 1 year intervals is more predictable and easier to plan for a year in advance.

It should specify how much money is being transferred, for what period, how the money is to be paid back (interest only, principal + interest), at what intervals (monthly, quarterly, annually), and whether pre-payment is allowed, etc.

If you start to get a large number of units you could start staggered buying 3 month CDs (that mature at regular intervals) as the odds are that two roofs won't collapse in the same 30 day period.
