Most students stay on campus their first one or two years, and afterwards many will make impulse decisions regarding their living arrangements. 

In my own case, I don't want to personally talk to people who are calling on impulse, without some idea as to what they realistically want or without some prior research.

i do, brent. i do.she says she is on board. we talk about which areas and which properties would be a good fit. the hard part is controlling her buying impulses, which have gotten way better as time goes by. a big factor, or at least i think it is, is our age difference. i am 32 and she will turn 24 in a few months.

Which was probably a good thing since we would have been impulse-buying a house.Since then we have been reading everything possible, getting our capital ready and dragging the kids around to open houses and driving for dollars (they do not see this as the adventure it is).

These are users who can access SBA funding (as was pointed out by @Joel Owens) and whose clients are making a designated trip - not impulse purchase - to utilize their services.

But as I am sure as you well know when you think you see an apparent deal no matter where it is located you get that instant impulse that you can make it work.  

Without an exclusive they will waste six months of my time and then buy something on impulse from a listing they find on StreetEasy or Trulia.I have a contract with investors that obligates them to pay my commission only on a property that I bring to them.

@Mike H.I am starting to feel like the stupid investor.But to tell you the truth it was an impulse move, but looking at the numbers does it not look like a good deal ?

Use my knowledge of the steps to a business conversation, building value, steps to building impulse through conversation, closing, rehashing (which, in my experience, real estate professionals don't do NEAR enough) etc etc.  

My first impulse was to cut the cord into about 15 pieces and throw them over the fence to his backyard.
