In the meantime I’m all about growing my portfolio and connecting with others and I’ve just quit my full time job to focus on my real estate and work on growing my portfolio and starting to do more work in my portfolio as I’m able to.

I’ve just accepted it over the years and come to the conclusion that the nominal amount I spend on legitimate business meals is ok to take as a loss.

I’ve just filled 5 vacant units in a newly renovated building and it was a process.

And I've just regrouped and come back enough to know that regrouping and coming back are a lot more possible than what they seem to be in our worst moments, and that experience, sure, that's a personal resource.Perhaps it's just a sickness. 

Personally I’ve never done the binder method and made a tenant multiple rent options, I’ve just set the new rate and sent it out to them via certified mail with a start date of the new rental amount 2 months out so they have time to move out if they want to.

Doing a quick Google search for lumber yards you seem to have a few options in Indianapolis.That's how I recently found a drywall guy - I called a drywall supply place (thinking they were contractors) and asked them to give me a bid.  

@Nicholas A.yes, i invest primarily in the Pittsburgh area.I'm not an expert on appraisals, I've just had them come in "low" multiple times for various reasons. 

I have two properties rented and a PM that manages them.I recently found an inexpensive property for sale in indiana.

We recently found a condo willing to do owner financing at a 4% interest rate with a purchase price of $500,000.
