The top five fatality-causing breeds were, unsurprisingly: Pit bull / pit bull mix (53.5 percent of the fatalities);Rottweiler / Rottweiler mix (14 percent of the fatalities);Husky / husky mix;German shepherd / German shepherd mix; andBull mastiff / bull mastiff mix.Notice that pit bulls and Rottweilers are one and two, respectively, on all three lists; with a wide margin between the top two and the next three.http://www.insurancejournal.com/blogs/academy-jour...While I do allow a well-trained family pet, I have strict rules:  breed restrictions (those 5 plus several more that I got from my insurance company), liability insurance, canine good citizen certificate or great pet interview with me personally, vet records proving vaccinations, age and breed (no puppies, either), proof of legal pet license, larger security deposit, and tenants' acknowledgement that dog has never shown aggression or bitten any human or animal.

I have received a request from a prospect that has 3 huskys, on a Chapter 13 repayment plan, but has great 5-year rental payment history, and is relocating from another state but not until March.

I made an exception once to allow a tenant to have a dog (medium sized Husky), and it did SO much damage that I will never let another tenant have a dog.

Tom and I have a very well behaved and trained husky so we were frustrated when traveling to see that not many Airbnb’s would allow dogs, I wanted to extend that option to our guests.

Then keep working at it (taking advantage of opportunities that present themselves to you) until you reach your goal,,,,and do push yourself and adjust it for inflation.And if you can get a better than min wage job, that is stable (that you can keep long term), apply the extra money to your investment funds...realizing lenders often like you to have cash reserves to make the loan (in addition to all other cash requirements--such as a years insurance paid in a advance, and etc..)For instance look at the cash requirements for a borrower for an FHA 3.5% loan on a duplex with you living in one unit, then look at the closing costs you would pay in Washington (Go Huskies) state to get an idea of the cash money it takes to swing a deal.Maybe you can find an OWC who is a don't wanter, but those typically come with problems that require knowledge and money to fix.Just my two Cents

Contract states she can have single animal that weigh less than 40 lbs and instead have a husky, doberman pincher and a cat.- Peace and livelyhood of the first floor tenant whom is pregnant and the animals are out of control and scaring the tenents on the first floor.My attorney suggest to do cash for keys as initial suggestion before thinking about eviction process as this can take a very long time and expensive.Any suggestions are welcome.Thanks.
