First, make sure your tenants are safe and have a place to stay while repairs are being made, or you can break their lease if the lease allows due to "acts of God."

So you need to send 3000 mailers to get the Gods to grant you one.If you have to wait 2 to 3 days before the world comes crasing down on them to make a profit, you are relying way too much on luck, circumstance and timing.

I've worked for several PM firms in the area and one company stole like 30k in commissions from me when I no longer wanted to work at their god awful company.I can definitely advise you on some property management companies to stay away from, as well as some new and upcoming property management companies in the area that are taking a more hands on and professional approach.  

She claims she did some mold test herself - but god alone knows if it is true.She did complete a move-in sheet 2 months ago when she moved in and there was no mention of any mold or anything on it.

We have discussed inspecting water lines to see if we need to replace or god forbid drill a new well.

For the love of God, don't listen to the ARVs that the wholesaler presents.
