In Atlanta, Georgia - unless you get caught doing something illegal, it's considered 'grandfathered in' and won't be a problem when buying or selling.

Don't be afraid to look at other markets since you are not married some states offer better purchase to cash flow ratios.States like Indiana, Ohio, Tennessee, Georgia, Florida etc.   

I've been looking at NC and GA recently, trying to find some entry level and easy to maintain property, but there are too many areas and it's really hard to narrow down.
