The offers vary but typically don’t eclipse those of other buyers but can be close.The main issue as to why we’ve never accepted an offer from them is that my sellers ALWAYS prefer an equivalent offer from someone who has seen the property, whereas clickinvest is all sight unseen.

simple math says 25% however I feel like any investor would want to negotiate more.Vaguely speaking split resposibilies would include:Myself - Handling of financials and property managementInvestor - on hands involvement with acquisition and any necessary initial improvements and involvement with any major projects.the investor lives out of state and I live in a highly desirable vacation area where a combination of local tenant(s) and a vacation rental would eclipse any mortgage. 

If its full of tree's first thing you do is talk to a local Forester and figure out timber value could easily eclipse the value of the bare ground.. now out your way  timber value per acre is not like here in the west with tight tall stands of Douglas fir .. but there is no doubt some value I would think.. and worth checking.Next thing is to simply order a title report that will show U if it is indeed landlocked it will say there is no apparent access to a public road.. the offer in the mail is just a wholesaler shot gunning and they know the value is a multiple higher than what they are offering.
