My children wouldn't be named as successor trustees, since they are minors, and at the age they are now would probably blow the whole wad on going to Disneyland, Lego's and Ice cream, I would rather my sister have decision making power.If I pass away before my wife, my wife is the trustee.

Man, there's been a lot of activity on this forum and I've been on a vacation with the family at Disneyland and haven't had time to even read every response, but here's the update...Followed up with tenant, wished him a merry Christmas and told him to forget the late fee but to make sure he pays on time for now on, got a response back a few days ago of "you bet, we can do that."
