When converted to US dollars,  it is deposited into your bank account.

If she moves out in seven days and leaves the house undamaged, you can apply her deposit to the unpaid rent and forgive the rest.

If she wants to protect herself, tell her she can record the inspection with pictures, and you will give her a signed copy of the inspection sheet.Honestly, if you anticipate the charges to be less than $500, I would refund the deposit and be done with her.

In principal it sounds good but I am not sure how it is better unless it eliminates a large deposit.
