I work with investors in Huntsville, and there are big things heating up here, as well.

Here is what we have found and I will probably catch some heat for some of the things I have to say, because it does not sound "investor-friendly".

It could be stressful if there is a plumbing or heating issue and you're several hours away. 

Summer months are always popular for both locals and again those from the south looking to escape the summer heat.  

But it's a 3/2 and I think I could rent it for $1000-1200, has a lot of NEW things already in it (AC/heating, kitchen cabinets, appliances, flooring) but bedrooms need to be finished remodeling. 

The most commonly listed minimum is 5.5sqft.6 - Heating and Cooling element.

Prior to losing the home in foreclosure the previous owner had retaliated against the lender by cutting out most of the exposed electrical wiring and removing the heat and air units from the property. 

As for heat loss along the way why does it matter?

The only real offer I got through FF was for $1700 a month, and I'd rather leave it empty than take that and pay for the heating bills and the extra wear and tear of long term renters.

Also to reduce sun from heating buildings and for shade.
