Are there any other areas in Ohio besides Cleveland where there may be better chances to acquire them? 

I'm the single breadwinner for my family (2 kids) so I don't know if I'd have the time and energy to both run this rental and manage my work so I can reach the income level to handle the bigger mortgage comfortably.I feel like this chance for us to have a rental property with positive cash flow won't come often so I really want to explore it.

However, chances of making a mistake or overlooking an opportunity to save are higher when it comes to rentals.The dilemma is whether it's worth paying a professional in this case.

The chances that you currently live in a city meeting all these criteria are low.

Don't give them any more chances. 

It is your one and only chance to influence the appraiser. 

I doubt you will get much more per night, and you are increasing your chances (even more) of getting a party crowd.
