Property B was sold for $175,000 to the lessee of that property, but because the sale of Property A had allowed us to pay off the note for both properties, we were able to carry a new note for Property B's new owner, with a 5% interest rate and balloon payment after 15 years.

Property A had a lot that's 3000 square feet bigger and a new driveway, but needed foundation work similar to the current listing. 

Iam closing in on a single family and a had a question: the purchase is for a 2nd home/vacation.

I always wondered if B of A had potentially committed fraud as they technically entered into a house contract that they did not legally have possession/own..... not that it really matters.

They paid rent monthly for 1 year then decided to exercise their right & purchased the property.If Buyer "A" had decided that they didn't want to purchase the property at the end of the predetermined time (1 year) the seller could have put the property back on the market & sold it to any other buyer.

Duplex A had laminate countertops, basic appliances, and basic bathrooms and sold for $250k.

Things happened where Renter A had to cancel his early termination and now needs to finish his lease so I notified renter B that I cant fulfill their contract and I gave them a full refund of their deposit.

Has anyone directly used IKEA or a had a subcontractor install an IKEA kitchen?  

live in rehab, DOABLE, not for everyone. i would love to pay someone else so i could do other things as well. its not like a had the money to have 3 or 4 houses that i could work on at once. im a 1 a year investor until my income grows with me.
