In my experience as an agent (and long before an investor) people who are ROI driven and don't come with a passion for brick and mortar do not succeed in REI. 

Is it driven by higher rents in that market or what's the underlying factor from what you have seen?  

I tried to some AI searches, but they were mostly inconclusive. - Mom is 73.

I do think they are trying to outsource so many things to AI that its gotten bogged down with some incorrect decisions.

This property would be for my in-laws to purchase and move into, but I'd ideally dovetail any success into finding investment properties as well.So far, I've driven around the neighborhoods my in-laws would ideally purchase and jotted down the addresses of the homes that clearly need some TLC.

Last year was the first and only year we had a negative cash flow, and that is driven by the anti-landlord west coast sentiment.
