However the pricing expectations was so ridiculously high it was not even worth while bidding much of it.

Has it been worthwhile in your experience?

I'm looking to buy houses with a big enough profit margin to make it worth while, currently i have about 95k liquid and 45-50k in assets and would love to know anyone's thoughts if they were in my area and in my shoes.   1.What areas to stay away from and why in LI,NYC,NJ. 2.What a basic flip costs using meaning lets say a full rehab or at least getting a close enough ball park figure to make a close to correct offer. 3.What an appropriate price per sq foot would be in the middle class areas of NJ,NY,Li. 4.

In my mind, it would be a worthwhile risk if we had plans and get them checked out by the city within our DD timeline, but we can't.

However, due to a lack of inventory and me having to use an FHA loan for multi-families (I don't have 15-25% set aside for a down payment on a multifamily that would be required with an owner-occupied conventional loan), I have not had much luck in finding anything worthwhile. 

The next step would be to regularly scan these areas for anything that looks interesting.....and I have seen so many properties before that I can tell if it is worth while or not.

I figure it may be worthwhile to get the monthly earnings back into the SDRIRA this way.

That is what I figure, so curious if it will even be worthwhile at all.  

Elias, if the lender is willing to lend on your primary and the numbers work out for you to make it profitable, then it may be worthwhile. 

Running the numbers I feel confident as a flip I can make money utilizing some creative seller financing that we have discussed but I am looking for some real world feedback.My HML is fairly expensive, between interests, closing costs, and additional fees it will eat up to much of the profit to make the flip worthwhile.
