I did some due diligent research on this company as I am also considering to use them due to low price but worried about scam.

I have been looking as well and have started free trials for both JookSMS and EZTexting.

The first applicant will eventually get tired of his free-loading friends and problems will ensue.

Offer discounts for applying in a short time period or- offer a free application fee. 

BTW there is a free trial and the Starter monthly plan is $119.It also allows you to search through consumer information such as property owner "credit worthiness," Credit card usage, buying power, age, language, family members in the house, and many other fields that are above and beyond property characteristics, which is unique.

There are several free videos you could watch, and you can get information on the training that they have as well.

As an aside, my laundry pods for the guests and liquid for the turnovers are "free and clear" and have never gotten a complaint.I have had guests break into my owner closets, but oddly never steal (they were kids probably looking for liquor).
