I also suggest you be leery of following well intended guidance from those unfamiliar with the rules of your jurisdiction/state (and why I address statewide rent control ordinance but state I do not know if your jurisdiction has more extreme rules).  

With your engineering background maybe partnering with someone with building or other RE experience could be valuable.

The interactions were mainly me sending places I wanted to go look at, and making offers with very little guidance from them, ultimately only to lose out on the bid.All in all, I've learned that being this early in my investing journey, I need an agent who is not only familiar with investing (or is an investor) but will reciprocate the same dedication and drive.
