Not only is that an occupancy violation but specifically marketing your property as student housing violates fair housing.I wish landlords followed the law, because putting the extra occupants in the property crowds parking on the streets and overwhelms them with traffic.

The connection to biggerpockets is already encrypted (note the https:// in the URL), and ironically, you're actually MORE susceptible to bad actors when using a VPN:  First, VPN providers are already pretty skeezy as a general rule, so why would you now want to route all your traffic through them?   

Preferably an area thats already adjusted to tourists or one that gets heavy traffic already?

I posted a for rent sign a few weeks ago, and as I expected (seemingly due to the time of year), I have had very little traffic. 

I even put flyers on some local high traffic bulletin boards... 

Read the local ordinances and zoning be prepared with full details, site plan, traffic estimates, noise, smoke, etc

Provide value and build connections.Paid traffic can help you build a funnel, but of course you have to be willing to put a little bit of capital in.

So the traffic going by my house has increased at least 10 times.
