GIvIng an industrIal property a clean bIll of health can be quIte valuable when it comes time to sell it.

I’m looking to purchase a handful of townhomes in 2019. And wisdom tells me that I better do some homework on the HOA’s that I buy into, because they could turn a cash flowing property into a nightmare real quick. So,...

. ;) So it's actually a great idea to keep an eye on this metric as its often used as a benchmark for the health of the SFH market. 

I seldom put inspection contingencies in, because I have management go over the place with a fine-toothed comb at the first showing- so I usually know what the problems are.

Also you will hopefully have the safety net of health insurance provided by your job.- Work, save, INVEST!

Can anyone advise as to the health of the rental market(s), as well as recommend a great investor-knowledgeable realtor?

Additionally I like to evaluate the financial health, capital reserves, and property condition of the association to try to understand whether a large assessment is looming.  

Would this be beneficial for the family regarding estate taxes (FIL is in very good health and not foreseen to have many health issues in the next decide)We welcome your thoughts and ideas on how we can make the most of this situation and arrangement.
