However, I've found I can typically get higher rates on my own than through a fund so slightly diminished returns were still better than some average fund preferred return precentages.

If that continues beyond a  few days in most states you will have some diminishment of use options with your landlord because you have less space.

It would be one thing if the seller accepted your offer, but then during due diligence square footage diminished, which makes no sense at all unless the property was damaged significantly.

Other end of the spectrum as you get too expensive your COC diminishes as the home prices keep rising but rent doesn’t proportionately.  

All whilst purchasing power is diminishing by the moment, with Bank of America suggesting that historically, periods of inflation take a decade or so to complete their cycle... 

I would imagine there is diminishing value with so many bedrooms and not enough bathrooms, only one kitchen, etc.
