My first bit of advice would be to get here and use your TLA (temporary living allowance) while getting a feel for the island before making offers. 30 minutes of driving on this island will take you through 5 completely different towns with different feels, traffic, home evaluations, etc.

(I'm not using these numbers to calculate my ROI or Cap Rate, just to get me through a possible long temporary vacancy if people decide not to move due to this whole virus thing)   The true holding cost would be around $660/month (including principle, interest, taxes, insurance & maintenance).

I am listing my townhome as a shorter (medium)-term fully furnished rental (30+ days required but less than 1 year, not Airbnb) and am planning to appeal to travel nurses, interns, and maybe those who just need some temporary furnished housing for a few months.
